You need to perform inspections under a licensed inspector. The required amount is dependent on how many hours of education you received. Effective July 1, 2017, home inspections ofNEW Residential Structures should be performed only by licensed home inspectorswith the NRS specialty designation. Just because you're state-certified doesn't mean you'll be successful.
HOME INSPECTORS
Home inspector licenses will have the same expiration dates as previous home inspector certificates. Home inspectors can operate independently or join a home inspection firm.
Once you are completed, you will receive a Certificate of Completion to turn into your State for licensing. In the state of Virginia the only insurance you need to carry is general liability insurance. If you join an established home inspection business, they will simply add you to their insurance. If you are starting your own home inspection business, you will need to acquire this insurance yourself. I recommend getting your insurance through InterNACHI.

Again, I recommend InterNACHI for all of your continuing education needs. Neither 35, or 70 hours of education are going to adequately prepare you for the job. That is why I recommend the minimum legal requirements and relying on field experience for your actual training. You should opt for the 35 hour in person course which will be much cheaper. As a new home inspector, the best home inspector training is going to be field training.
States that regulate the home inspection industry typically require an application for licensing. Most state applications range from two to five pages in length. They often must be completed on paper and mailed to the state’s licensing board. The NHIE is standardized, and since everyone takes the same exam, it’s relatively easy to prepare for it. If your state has prelicensing education requirements, chances are your classes will prepare you well for your exam. If your state requires an exam but not a course of study, your best bet is to do some exam prep work with American Home Inspectors Training to prepare for your big exam day.
Most states use the Home Inspection Licensing Exam which is a four-hour exam that includes 200 multiple choice questions. The exam is scored between 200 and 800 with 500 being a passing score. There is a fee to take the test which is generally between $200 and $300.
